🏡 Tacoma Now Allows Two ADUs per Property — Here’s What That Means for Homeowners
Tacoma homeowners now have the option to build up to two accessory dwelling units (ADUs) on a single residential lot. For homeowners looking to maximize their property’s potential, this policy update opens the door to smart, flexible development!
This means that any combination of attached ADUs (like basement apartments) and detached ADUs (DADUs), such as backyard cottages or converted garages are allowed throughout Tacoma
This code change opens the opportunity for homeowners to create extra living space for family, generate rental income, or increase property value—all while contributing to Tacoma’s housing supply.
Each ADU can be up to 1,000 square feet, regardless of lot size and existing home size. Detached units must be set back at least five feet from side and ten feet from the rear property lines, and while parking is not required for the ADUs, existing parking for the main home must be maintained with one spot for the property. There is no owner-occupancy requirement in the City of Tacoma.
